General Terms and Conditions

for the rental of a recreational villa

1. Basic Provisions

These general terms and conditions govern the contractual relationship between the accommodation provider (hereinafter referred to as the “Lessor”) and the person booking accommodation (hereinafter referred to as the “Guest”).

The Lessor provides the Guest with a short-term rental of a recreational villa under the conditions specified in these terms and conditions.

2. Reservation and Formation of Contract

Reservations can be made via the website, email, phone, or a booking portal.

The contractual relationship is formed upon confirmation of the reservation by the Lessor.

The Lessor reserves the right to refuse a reservation without stating a reason.

3. Accommodation Price and Payment Terms

The accommodation price is listed in the price list or in an individual price offer.

The price includes the rental of the entire villa, utilities within a reasonable scope, bed linen, towels, and standard cleaning after departure.

The reservation is binding upon payment of a deposit of ___ % of the stay price or upon payment of the full amount for the stay, as agreed.

The remaining balance is due no later than ___ days before the start of the stay.

4. Security Deposit

The Lessor has the right to request a refundable security deposit of ___ €.

The security deposit serves to cover damages caused by the Guest during the stay.

The security deposit will be returned no later than ___ days after the end of the stay, unless there is a reason to withhold it.

5. Cancellation Policy

The Guest has the right to cancel the reservation in writing, primarily by email.

Upon cancellation of the reservation, a cancellation fee will be charged as follows:
– more than ___ days before arrival: no cancellation fee
– ___ to ___ days before arrival: ___ % of the stay price
– less than ___ days before arrival: ___ % of the stay price

In case of early termination of the stay, the Guest is not entitled to a refund of the paid amount.

6. Check-in and Check-out

Check-in is possible from ___ o’clock.

Check-out is no later than ___ o’clock.

Late check-out is possible only by prior arrangement with the Lessor.

7. Rights and Obligations of the Guest

The Guest is obliged to use the villa and its equipment carefully, observe the accommodation rules and night peace, compensate for damage caused to the Lessor’s property, and allow the Lessor access to the property in necessary cases.

The Guest may not sublet the villa to third parties, exceed the maximum permitted number of persons, or organize parties or noisy events without the Lessor’s consent.

8. Liability for Damage

The Lessor is not responsible for the Guest’s personal belongings or for damages resulting from improper use of the property.

The Guest is responsible for all damages caused to themselves, other persons, or property during the stay.

The Lessor is not responsible for power outages or service interruptions caused by force majeure.

9. Pets

Pets are allowed, allowed by arrangement, or prohibited according to the Lessor’s rules.

If permitted, a fee of ___ € may be charged.

10. Personal Data Protection

The Guest’s personal data is processed in accordance with applicable personal data protection regulations and in accordance with the privacy policy published on the Lessor’s website.

11. Final Provisions

These general terms and conditions are valid and effective from ___.

The Lessor reserves the right to change or supplement these terms and conditions at any time.

Legal relationships not regulated by these terms and conditions are governed by the legal system of the Slovak Republic.
